First Home Owners Grant

The First Home Owner Grant (FHOG) scheme was introduced on 1 July 2000 to offset the effect of the GST on homeownership. Under the scheme, a one-off grant is payable to first home owners that satisfy all the eligibility criteria. It is a national scheme funded by the states and territories and administered under their own legislation.

Under the scheme, a one-off grant is payable to first home owners that are buying or building their first home.

FHOG

  • VIC - $10,000 (value up to $750,000) - must occupy the property for >12 months.
  • NSW - $10,000 (value up to $750,000) - must occupy the property for >6 months.
  • QLD - $15,000 (value up to $750,000) - must occupy the property for >6 months.
  • SA - $15,000 (no max value) - must occupy the property for >6 months.
  • WA - $10,000 (value up to $750,000 (south) or $1,000,000 (north) of 26th parallel) - must occupy the property for >6 months.
  • TAS - $30,000 (no limit) - must occupy the property for >6 months.

STAMP DUTY CONCESSIONS

  • VIC: $0 stamp duty when <$600,000, reduced stamp duty between $600,000 - $750,000
  • NSW: $0 stamp duty when <$650,000, reduced stamp duty between $650,000 - $800,000
  • QLD: $0 stamp duty when <$709,999 (<$359,999 for vacant land), reduced stamp duty between $710,000 - $800,000
  • SA: *$0 stamp duty when <$650,000, reduced stamp duty between $650,000 - $700,000 (brand new homes only*)
  • WA: $0 stamp duty when <$450,000 (<$300,000 for vacant land), reduced stamp duty between $450,001 - $600,000
  • TAS: $0 stamp duty when <$750,000
